It's rainy season again!

We've been fixing chimney leaks for close to 40 years. We are so good at diagnosing problems and properly repairing issues on the roof and chimney that we offer a 10-year leak proof warranty on our repairs.


If you're like most people, the first person you think of when you have a leak in your home from rain is the roofer. The problem is a roofer is great at roofing. A roofer is not a Framer. A roofer is not a Mason. A roofer is not a CSIA Certified Chimney Sweep. And we are not just any chimney sweep company. 


At Top Hat Chimney sweeps our construction and repair technicians spend one day of every week training at our training center. We call it Top Hat University.


You may ask, why does it take so much training. Well, to be honest chimney leaks can be daunting. Chimney leaks can come from many places. A chimney can leak through the top of the structure either through a defective chimney cap, blowing rain or a cracked masonry top on the chimney. Chimney leaks can also come from the actual masonry itself.


Masonry units, you know them as bricks, come in a variety of shapes and sizes as well as density. Some are glazed, some are very porous, some people even elect to have used brick  on their chimney because they are very good looking. We have found out during our long tenure as chimney sweeps that the water can come right through the brick. We have also found out that just because the brick is in good shape the mortar could be the wrong kind of material for the chimney or damaged. 


Improper flashing is one of the biggest problems that we find. The problem is that most roofers do not know what the International Residential Code says regarding flashing. It takes up several pages in the code book. We do our repairs to the northern standard. Believe it or not, there are standards for the zone that you live in. We believe in using the highest quality materials for our repairs and doing these repairs as if we had ice dams form on our roofs. In other words, our flashing jobs don't leak.


Another problem that we see is a improperly constructed or missing cricket. A chimney cricket is a structure behind the chimney that diverts the water to both sides rather than damming against the back side of the chimney. We have such heavy downpours down south here that the water will overcome the flashing if a cricket is not installed.


Fixing your water leak is a two-step process. 


The first thing that you need to do is to call us for a full chimney evaluation. We will inspect the chimney in the attic, inside the fireplace, using video scanning equipment for inside the chimney, and, if accessible, checking the crawl space area. Our technicians will give you a written proposal with all of the pictures in the proposal.


The second step is to have our construction division come out and permanently fix the deficiencies.


If your chimney has been leaking for a long time you need to fix all of those areas or risk termite damage and structural damage to your home.
